Dubai Shopping Festival rates: a host's guide to 2026-27
The winter season that turns the whole city into a venue — and the one where the most common host mistake is setting a single festival rate and leaving it for six weeks. Here is what the weeks actually look like, and what to do with them. Written 10 October 2026.
What DSF is, and the dates
The Dubai Shopping Festival is the city's winter retail season: weeks of sales, raffles, concerts and fireworks across every mall and district. The 32nd edition runs from 4 December 2026 to 17 January 2027, by Visit Dubai's own announcements. Unlike a trade show, it has no venue. It is the whole city, for six weeks, overlapping Christmas and New Year. The visitors it pulls in are mostly regional families on winter breaks, and they stay in short-let apartments rather than conference hotels — which is why the festival matters more to a Marina or JVC host than to any hotel revenue manager.
The shape of the season, week by week
Early December is no longer a quiet shoulder. The festival opens on 4 December and GITEX week lands inside its first week, so the trade-show crowds and the first festival shoppers share the same nights. The run-up to Christmas, and then New Year week itself, is the peak: the most expensive stretch of the Dubai short-let year, booked well in advance. After New Year the crowds thin, but the festival keeps leisure visitors in town until 17 January, so rates hold above an ordinary January. Then comes the sharpest drop-off of the winter. Hosts who leave festival-era rates up into late January buy empty nights.
What a host should actually do
Do not set one festival rate for six weeks. DSF is a backdrop, not a multiplier — the calendar still spikes on New Year and dips mid-week. Around an anchor of AED 400 a night, our own plan engine holds the Christmas and New Year run-up at well above the anchor and the January festival tail at a modest lift, with the nights after 17 January back at baseline. Protect the peak: anchor nights and a minimum stay over New Year, and keep checkouts aligned so a peak night is not wasted on a one-night gap. And price the 17 January drop-off deliberately, instead of discovering it in an empty calendar. A flat rate across the festival undersells the peak and overprices the tail.
What a festival lift cannot promise
Festival lift varies by area, because leisure demand favours apartment districts over business ones.
